An Overview of Your New Home Building Process
Building a new home can be overwhelming but it’s also very exciting. There are thousands of details that must be attended to and all in a timely manner. While King’s Court Builders is actually building your new home, you also participate in the process by taking care of several important aspects of your purchase. The list that follows will help you stay ahead of the building process and ensure that your home is completed by your guaranteed closing date.

Your Home Purchase Agreement
The home purchase agreement is a legally binding contract. Please read the home purchase agreement carefully. As with any legal agreement, we encourage you to have an attorney review the documents to help explain items that may be unclear as well as to help facilitate a smooth closing.

Applying for Your Loan
After the home purchase agreement has been signed, you have 14 days to apply for your loan. This does not mean you have to lock in your rate at this time, but you have to start the process. One of the most important aspects of ensuring asmooth buying process is selecting the right lender. As King's Court's sole preferred lender, Deb Bostjancic, Senior Mortgage Loan Officer with Fifth Third Bank would be happy to assist you in selecting the right program.

Your New Home Selections
All King’s Court semi-custom homes have been designed with many floor plan options to choose from with your choice of custom finishes. Our custom homes can be personalized with changes to the floor plans we offer, or you can build your own one-of-a kind custom home. No matter what you are building, your New Home Consultant will guide you through the personalization of your King’s Court home.

Construction of Your Home
You will have the opportunity to meet with us at several points in the construction process. We also understand that you will want to visit your new home during the building process and we encourage you to do so. We ask that you recognize that a jobsite can be dangerous so safety precautions should be taken.

Walk-throughs & Homeowner Orientation
A pre-walk and homeowner orientation takes place approximately two weeks prior to close. At this time you will walk through your home with a King’s Court representative to learn about all the features of your home as well as work with your King’s Court representative to document any minor adjustments that need to be made. The two week lead time gives our contractors an opportunity to try and complete these items. A final walk-through will be conducted on the day of closing. The two walk-through process gives you the confidence that your home will be done on time so you can begin enjoying your King’s Court home immediately.

Closing Day
To ensure the closing is smooth, we encourage you to consult with both your lender and attorney. At closing, the documents necessary to deed your King’s Court home to you and to close the loan from your mortgage company will be executed and delivered. When the closing is complete, you will receive the keys to your brand new home!

After Move-in
King’s Court’s full, two-year in-house warranty ensures that we will be there to service you if the need arises. We do not have scheduled “30 day” or “11 month” walk-throughs, but if a service need comes up, please call us to get it scheduled right away. Regular home maintenance during and after the two year period is your responsibility and we will educate you on the maintenance needs during your pre-walk/home orientation.
